BAAHOUSE Avalon

The Challenges

The homeowners wanted to capture a quintessential take on the modern beach shack in keeping with the northern beachside location of Avalon in New South Wales. 

Architect Claus Ejlertsen from BAAHouse and Phillip Deer from Phillip Deer Construction Consulting, were tasked with creating a home with a nod towards mid-century modern design, which allowed in natural light, ensuring cross flow ventilation, and incorporating passive heating. 

“Homes need to have cleverly designed spaces that work in harmony with our varying work and relaxation needs, to promote health with respect to our natural environment,” Claus said.   

It also needed to take advantage of the location’s northerly aspect and offer a very small carbon footprint.

The Solution

Builder Phillip Deer worked with the homeowners to incorporate Bondor’s SolarSpan® all in one roofing, insulation, and ceiling panels to not only let in natural light, but maintain the warmth in winter, and allow for cooler temperatures in summer.  

“The house uses passive heating with double glazed Low E glass doors that open fully to the deck areas. Using Bondor’s SolarSpan®, we were able to take advantage of their amazing thermal properties so that the home required no heating in winter,” he said.  

“The high raked ceilings with ceiling fans and high louvre windows create cross flow ventilation keeping the home cool throughout the summer months.”

Capturing the rustic elements of the Australian style with clean line modern architecture, the wide SolarSpan® panels don’t require extra framing and create clean lines, often seen in many coastal homes.  

“The panels were quick to install only taking approximately a day and a half to complete 110m2 of cover. This means a builder can easily install the panels and move quickly to the interior construction, finalising the project efficiently. 

“The innovative design and construction techniques used allowed us to complete the building to lock-up stage in eight and a half weeks, with a further five weeks for fit-out and completion.”
