Lake Macquarie Coastal House

The Challenges

When an old university friend reached out to architect Tim West to build his dream coastal abode, Tim knew he had to pull out all the stops for the build.

Located near Lake Macquarie, the brief for the home was a modern take on contemporary coastal house that adhered to a conservative Development Control Plan (DCP) of the new subdivision.

Given the dynamic Australian coastal conditions, the DCP placed restrictions on new builds which dictated a Hamptons-esque home, which is not what the client wanted.

To achieve the contemporary vision of the client, Tim explored ways he could maintain a stylish coastal feel of the home while elevating it into the modern world with comfort, energy efficiency, and climate control—minimising his friend’s electricity bill through intelligent material choices.

To strike the balance between passive living and coastal resilience, Tim knew the construction build needed to feature a top-tier roofing solution that would help insulate the home and promote smart energy efficiency.

Bondor’s SolarSpan® all-in-one insulated roofing panel, consisting of the roof, insulation, and ceiling in a single panel, provided a cost-effective and thermally superior solution.

The Solution

“One of the reasons why I chose Bondor’s SolarSpan® roofing panels for this project was their long spans,” Tim said.

“Offering panels that span up to 10 metres in length removes the need for structural beams inside the home and reduces structural framing requirements. The low profile of the panel is a huge advantage when building a contemporary home, as it allows for a tin and attractive external eave profile.

“Longer spans also make the home look super stylish and sleek from the inside and out—removing the bulk of traditional construction methods of multi-layer roofing.

“SolarSpan® is super easy to install with an all-in-one insulation, ceiling lining structure and roof cladding without the need for additional roofing trusses.

“We were able to achieve the passive house outcome with high ceilings and high windows, creating cross-flow ventilation and keeping the house cool without compromising on a beautiful contemporary home.”

SolarSpan® is Australia’s leading insulated roofing panel offering long-spans, low pitch, and high thermal efficiency. CodeMark-approved and conforming to Australia’s Building Standards, SolarSpan® features a COLORBOND® steel exterior roof, and EPS-FR rigid insulation core with a pre-finished COLORBOND® ceiling underside in a variety of profiles and colours to maximise creative expression.
