The Challenges

Having made their house a home, a young family were facing the reality of outgrowing their current home in Traralgon, Victoria.  

Not wanting to move, the only option was to design a sleek and cohesive double storey extension to deliver more space for creating lasting memories.  

With works set to commence during Victoria’s winter, and with the family unable to move out of the property during construction, a fast and efficient build was also required. 

JSL Builders owner Jay Langstaff knew he had to choose materials that would not only suit the aesthetics of the house but were functional and quick to install—ensuring the project was delivered on-time and on budget.  

Bondor’s LuxeWall® all in one thermal cladding solution delivered the complete ‘wish list’ for this home.   

Manufactured in Australia, LuxeWall® is a contemporary, lightweight insulated panel solution designed with a concealed fixing system constructed for secure attachment to both timber and metal stud wall frames.   

The Solution

“When we discussed with the client in the early stages of the project they put forward Bondor as their cladding of choice,” Jay said. 

Tackling a two-storey extension requires materials that can not only withstand the environmental factors of the build, but provide structural benefits to the builders.  

“Weather is always a challenge when adding a double storey extension, especially in Victoria. Using LuxeWall® meant the cladding installation occurred much quicker than using regular cladding reducing concerns regarding wet weather getting in,” Jay said.  

“This project was our first using Bondor products, and we were surprised at how easy it was to install and how great the product looks. 

“Bondor is now the product we recommend for all double storey extensions due to the quality of the product, easy installation, end result and the service and advice provided by their team.”  

After a short 6-month construction and fit out, JSL Builders handed over the finished extension to the family which included the addition of a master bedroom with balcony, ensuite, walk-in wardrobe, lounge area and hand-crafted timber staircase with vinyl plank treads and LED lighting.   

“The rendered front finish ensures the extension perfectly blends in with the existing house and the remaining external walls of the extension are cladded in Bondor,” Jay said.  

“The final project represents a thoroughly modern contemporary design which now presents a dramatic street statement and a spacious and comfortable living environment for the whole family.”  

The updated family home has not only garnering interest from the neighbours but has earnt JSL Builders recognition in the 2023 Master Builders Victoria Regional Building Awards – South East, where they were awarded Best Renovation / Addition under $300,000.  

The LuxeWall® concealed fixing system utilises COLORBOND® steel face with an Expanded Polystyrene with fire-retardant (EPS-FR) insulated core, which is elegantly concealed and orientated vertically for a sleek finish.
